Can A Townhouse Association Require Window Replacement At Owners Expense?
Can a homeowners association in a townhouse complex demand complete window replacement at the sole expense of the individual homeowner? The Association is threatening to sue any owners that do not replace their windows, despite nothing being wrong or defective with them. The estimate for the job is between 5,500 and 6,000, of which the Association is covering nothing.

- Depends on what the bylaws say. I would check with a lawyer.
- Depends on how the CCR's read. Get a few of those who don't want to and spend a few bucks and have a real estate atty review the languange and the replacement.
If they decide to sue, you'll need one anyway.
- This is why I would NEVER live in an Association of any kind. I own the property and someone else is going to tell me what I can and can't have and make me buy new windows....I don't think so!
