leaking skylight in recently purchased mobile home?

before we bought this place 2months ago we had a home inspection done and were given the warranty for new windows and roof.the skylight in bathroom has just started leaking so we phoned the roofing company an were told the last owners were told of their faulty skylight an it needed to be replaced,well it never was and we were not told of this,,who is responsible for the cost of replacement,hope not us

  2. If they were told it was hosed and hid that information from you, then ethically they are at fault. But ethics don't get the job done. You bought it, so it's your problem. You could try to get the seller to bear the cost but don't hold your breath.

    We had a seller hide a termite infestation from us. an inspection had revealed bugs and damage, but teh seller destroyed the evidence, repaired teh damage, had another inspection done which of course gave the place a clean bill of health. Several years later we had to shell out over 10K for damages and the inspector we called said "yeah, I inspected this place years ago and found termites here and there," mystery solved. If I ever see him, g-r-r-r-r-r-r (truthfully, I wouldn't recognize him, but still )


  3. You need to call the company holding or providing the warranty. The day your warranty was written your coverage started for everything listed in that warranty.

    Previous problems not taken care of are not your problem.

    You should be covered unless there is a clause stating that the skylight is not covered.

    You mentioned a warranty for the new windows and the roof. Now if that is all that was replaced and you don't have a true home warranty- your skylight is probably not included in the warranty for the roof. You cannot expect the roofing company to warranty a skylight that was previously leaking and was not replaced as they indicated it should be.

    A true homeowner warranty is often provided by the seller as a perk for buying their home. It covers almost everything for 1 year. It sounds as if you may not have a home warranty but just a warranty on the new roof and windows.

    You need to clarify exactly what was included in the warranty.

    The only other hope you have is with the realtor who sold you this home and did not disclose that the skylight was leaking.

    For an immediate fix buy a couple tubes of clear 100% silicone and get up on the roof and wipe any cracks/splits/ or other suspected areas clean of dirt & debris. Then caulk all around the sides of skylights and any cracks in the plastic bubble or flat area. This will stop leak for now until you can get this resolved.

    Walk carefully on the roof.
